Pre-management consulting
It makes good sense to utilize the experience of highly qualified experts to assist you in planning, creating, forming and implementing your new project.  We are unique in that we have employees with real world experience with many years of experience in working for developers prior to joining DRM.  This experience helps us to create a game plan for you that understand the challenges you face and the need for flexibility and understanding on the part of your management partner.   Amongst many others, the following are just a few of the areas where our consulting agreement can benefit you:

• Assistance in selection of a qualified attorney to create your association legal documents
• Working with your attorney to ensure that best management practices and current corporation and civil codes are utilized.
• Assistance in selecting a qualified DRE budget preparer.  In addition to assisting you in the selection, we also work closely with the preparer and developer to provide meaninful input as to current maintenance costs.  Additionally, it is important to ensure that the budget is realistic in order to meet the actual needs of the community. 
• Creation of the "living" documents of the community such as the architectural guidelines and rules and regulations.
• Ensure the proper "set-up" of the community prior to the first closing to ensure that the appropriate insurance is in place, instructions and contact information for Escrow/Title have been established

New Account Management
So now your community is out of the planning stages and you are getting ready for your first homeowners to arrive.  What next?  Our Devloper Services Division also specializes in the professional managment of your community during the build out phases.  All the planning and preparation on your part will not be utilized if you work with a management company that does not specialize in and have considerable experience in the management of new developments.   It takes a special and unique set of skills to properly manage a new development.  You can be confident that we understand how to properly administer the phasing budgets, common area transition process and the need for a consistent and pro-active approach to assisting new owners in the architectural process.
